Showing your home

When it’s time to show your house to a prospective buyer, give them the best first impression. The buyer has made the mental decision to view your house as a potential investment based on sales price, square footage, school district, etc. This potential buyer will make the final decision to buy the house based on the other sensory emotions: sight, sound and smell. 

Showcase your home to appeal to the buyer's senses.

SIGHT

  • Be sure walkways are clear.

  • Turn all lights in all the rooms.

  • Keep all rooms neat and clean: beds made, dishes clean and cleared from dishwasher.

  • Windows should be clean.

  • Carpets should be freshly vacuumed.

  • Pool should be clean and clear of any debris.

  • Empty all garbage cans

SOUND

  • Arrange to leave home during showings.

  • Play “light” music in the background at a low volume.

SMELL

  • Place fresh flowers and potpourri in common rooms: bathrooms, kitchen, living room.

  • Bake something! A quick batch of cookies or rolls always smells wonderful.
