URBAN COMMUNITIES

Phoenix Luxury Real Estate by The Katz Group

An exciting residential market has made its debut in the Valley of the Sun over the past couple of years. It has been a true renaissance, revitalizing our city centers and offering diverse, lock-and-leave, no-maintenance lifestyle alternatives.

Whether you are looking for trendy downtown lofts, contemporary condos or luxury high rises, urban living offers a exceptional opportunity for winter residents as well as full-time residents who are looking for a simpler, maybe even hipper lifestyle.

A far cry from the suburban sprawl, many of these urban communities are close to the light rail, fine restaurants, great shopping and downtown sporting and cultural activities. So, if you're craving something a little different and you're young or just young-at-heart, let The Katz Group help you find your new pad!

TEMPE (1)

The Mill Avenue District is Tempe's unique pedestrian-friendly downtown that captures the spirit of this college town. Shady red brick sidewalks, turn of the century buildings, restaurants, shops, entertainment venues, Arizona State University, "A" Mountain and Tempe Town Lake all make the Mill Avenue District an exciting place with great dining, shopping and nightlife!

Experience a Broadway Show at ASU Gammage, a Frank Lloyd Wright designed theatre, contemporary art at the ASU Art Museum and live music performances. Enjoy one of the many annual festivals and events, such as the Tempe Festivals of the Arts, Oktoberfest and Tempe Town Lake and Ford Ironman Arizona.

Popular urban communities in Tempe include Edgewater at Hayden Ferry Lakeside, Bridgeview at Hayden Ferry Lakeside, Regatta Pointe, Skye15 Lofts and the Will Bruder-designed Tempe Lofts at the Vale.

PHOENIX CITY CENTER (2)

Downtown Phoenix is the urban heart of the fifth largest city in the country and serves as Arizona's center of government, commerce and culture. The area is brimming with sports and cultural attractions, distinctive restaurants, fascinating museums and diverse residential options. Downtown Phoenix is also home to a plethora of educational opportunities, thanks to the ASU Downtown Campus and UA College of Medicine-Phoenix.

Within the 90-square-block area of the Downtown Phoenix Business Improvement District (formerly known as Copper Square), there is always something to do - whether it's spending the day at the ballpark, catching a show (edgy or traditional, you decide) or simply grabbing a cup of coffee and watching the world hurry by. Plus, the new light rail system, numerous major employers (the area actually boasts the highest concentration of employment in the state) and more than $4 billion in new investment is making the area an increasingly desirable place to live, work and play.

Popular urban communities in Central Phoenix include the Summit at Copper Square, a 22-story contemporary high-rise condominium right across the street from Chase Ballpark as well as loft-style apartments including Artisan Lofts, Orpheum Lofts, Portland Place and Stadium Lofts.

CAMELBACK CORRIDOR AND THE BILTMORE (3)

One of Phoenix's most prestigious neighborhoods and the nerve center of the city's business and financial district, the Camelback Corridor embraces Biltmore Fashion Park, an open-air luxury shopping center located at the intersection of 24th Street and Camelback Road.  Anchored by Saks Fifth Avenue and Macy's, the Biltmore Fashion Park is right across the street from the Ritz-Carlton Phoenix and Esplanade Place, a unique 14-floor condominium with rooftop pool.

Other popular urban communities in the Camelback Corridor include The Residences at 2211 Camelback, a 12-story luxury condominium and the two-tower Optima Biltmore.

Just a little more than a mile north of the Camelback Corridor lies the famed "Jewel of the Desert", otherwise known as the Arizona Biltmore.  Built in 1929 by brothers Albert, Charles and Warren McArthur with Frank Lloyd Wright as the consulting architect, this 39-acre oasis has eight swimming pools, seven tennis courts, a full-service spa, salon and fitness center, five restaurants and the adjacent Arizona Biltmore Country Club boasts two 18-hole PGA golf courses.

There are two luxury urban communities on the grounds of the Arizona Biltmore. Two Biltmore Estates and The Fairway Lodge at the Biltmore, both surrounded by the verdant expanse of the Adobe Golf Course.

SCOTTSDALE (4)

Scottsdale's urban living options are loosely divided into two areas: Old Town Scottsdale and Central Scottsdale, otherwise known as the Shea Corridor.

Take a walk through the historic Old Town Scottsdale and get a flavor of the old west. Wooden sidewalks and rustic traditions are preserved as you tie your horse to each shop's hitching post. Browse the many quaint stores that line the streets of Old Town and you'll find a mix of traditional Western-wear retailers, Southwestern specialty shops and tasty treats - including  the Sugar Bowl, a sweet Scottsdale station for more than 50 years.

Some of the urban properties in Old Town include Optima Camelview Village, Safari Drive, Mark Condominium, Third Avenue Lofts and Scottsdale Waterfront Residences. Both Safari Drive and the Scottsdale Waterfront Residences overlook the Arizona canal, a nearly 50-mile long water distribution system. Designed by architect Paolo Soleri, the suspension bridge with two steel-clad, 64-foot pylons creates a light beam on the walking surface to mark solar events and connects the north and south sides of the canal.

Formerly home to the 4,200 acre McCormick Ranch where the McCormick family raised Black Angus cattle as well as the 620-acre Arabian horse ranch owned by Daniel Gainey, Central Scottsdale has undergone an amazing transformation into a vibrant city with first class destination hotels and countless fine restaurants.

Many urban properties are available including Barolo Place, Sovanna Condominium at Scottsdale Country Club and Corriente Condominiums. Another popular option are the three condos adjacent to Kierland Commons, an open air shopping center with over 70 retailers and 13 restaurants.  Take a look at the Plaza Lofts, Kierland Greens and the Landmark Condominium. Another plus to this location: The AAA Four Diamond Westin Kierland Resort & Spa is just across the street.
